There has been a noticeable increase in the interest and demand for good residential
investment during recent years. These properties can provide a high rate of return
if managed properly, which can prove very attractive in the current economic climate
of low interest rates. It should be noted that large institutional investors are
controlling the freehold interest of prime office and retail locations for which
demand exceeds supply.
SERVICES and CHARGES
Letting - This service includes finding a tenant, taking up references and drawing up and
supervising the signing of a legally approved lease agreement.
Full Management -
- Initial discussion and inspection of the property, advertising what rental might
be achieved. There is no charge for this should you decide not to let your property.
- Taking up references
- Signing up clients for services, i.e. Gas, Electricity, etc and ensuring final readings
are done at the end of the tenancy. We take over supply when tenants vacate property
if a new tenant hasn't been found
- Drawing up and supervising the signing of a legally approved agreement
- We hold one months rent as a deposit which is not returned to the tenant until a
final inspection of the property has taken place, this covers any damage that might
occur
- Full inventory prepared for furnished properties, this is checked when the tenants
vacate the property
- We can arrange to make payments for your rates and insurance on the property
- We will look after any maintenance problems that may occur. i.e. internal/external
decorating, plumbing or electrical faults (we reserve the right to authorise repairs
up to £150 without prior consultation, if they are necessary)
- All accounts are paid monthly and issued on about the 12th day of each month for
the previous months transactions. Nett monthly income is paid by cheque to Landlords
or directly into Landlords Bank/Building Society account
- Statement of account issued monthly
